Do I actually need a Title 24 report?

Accepted Answer

If you're building new, adding conditioned square footage, or doing most remodels that touch the envelope, HVAC, water heating, or windows, yes. Your building department won't issue a permit without a signed CF1R. Not sure whether your project triggers it? Email us the scope in two sentences and we'll tell you straight.

What's the difference between performance and prescriptive methods?

Prescriptive is a checklist. Every assembly has to hit a fixed minimum (this much insulation, that much glazing, a specific water heater). Performance models the whole house in software and lets you trade off: a little less insulation here for better windows there, as long as the total energy budget passes. Performance almost always wins on cost and flexibility. We use it on nearly every project.

How long does it take?

Two to three business days from the moment we have your complete plan set and window schedule. Need it faster? Ask. Rush service is usually available as a 24-hour turnaround for a small add-on.

What do I need to send you to start?

Accepted Answer

Architectural plans as PDFs (that's the format we work from), a window and door schedule, and a rough idea of the HVAC and water heater. If the mechanical isn't specced yet, we'll model reasonable defaults and refine later. Site address helps too. It determines climate zone.

Question 5

What does the $300 cover? Are there hidden fees?

Three hundred dollars covers the full Title 24 report, CHEERS registration, and a signed CF1R PDF emailed to you. No hidden fees. Revisions are $100 if the project scope changes on your side. If plan-check comes back with comments because of something we got wrong, we fix it free.

What if plan-check comes back with comments?

Send us the correction letter. If it's something we missed or mismodeled, we fix it at no charge. That's on us. If the plans changed (new windows, different HVAC, an addition added), it's a $100 revision. Either way, corrections turn around in one to two days.

Do you do multifamily? Pool/spa?

Accepted Answer

No, and that's a permanent scope boundary, not a waitlist. Residential duplex, triplex, and fourplex we handle per-unit. Five-plus-unit multifamily and pool/spa compliance fall under nonresidential rules: different software, different specialists. We'll happily point you to someone who does it well.

What about ADUs and JADUs?

Yes, all day. Detached ADUs, attached ADUs, and JADUs converted from existing space, all priced the same flat $300 as any other report. No surprise upcharges because the unit is small.

HERS vs ECC, which is it now?

Accepted Answer

Same thing, new name. HERS (Home Energy Rating System) was renamed ECC (Energy Code Compliance) under the 2025 California Energy Code, effective Jan 1, 2026. Your plan-checker may still say HERS, and that's fine. The verifications and process are unchanged. Only the acronym moved.
