Per dwelling unit. Includes performance-method modeling, CF1R, signatures, and CHEERS registration. New construction, addition, alteration, or ADU, same flat fee.

Client-requested revision

When the design changes (new windows, relocated HVAC, re-zoned PV), the model has to change too. One fee per revision round, regardless of item count.

BoK Design produces the compliance documents. A third-party HERS / ECC rater verifies them on site, and that's a separate contract with the rater.

FROM THE DRAFTING TABLE

Why flat fee?

Title 24 is regulated, finite work. A report for a 1,200-sq-ft ADU and a report for a 3,800-sq-ft custom new-build take roughly the same amount of software time and the same amount of thinking. Billing hourly just forces me to pretend otherwise.

Flat fee means I sit at the drafting table and solve your compliance problem. You know what it costs before you send a single PDF. If I model it twice because I made a mistake, it still costs $300. If you change the window schedule mid-project, it costs $100 more. Not some invented multiple.
