Flat Title 24 Report

Client-requested revision
When the design changes (new windows, relocated HVAC, re-zoned PV), the model has to change too. One fee per revision round, regardless of item count.
Plan-check error (our side)
Plan check flags a genuine modeling mistake? Fixed and re-issued free. No invoice, no argument.
Duplex · Triplex · Fourplex
Each dwelling unit is a separate CF1R under the residential standards. Two units = two reports = $600. No bulk discount. No upcharge, either.
Rush / expedited turnaround
Need it faster than 1–3 working days? Ask when you reach out. Depends on current queue. No surprise fees once quoted.
CHEERS registry fee
Every CF1R has to be registered with an ECC Provider (formerly HERS). That fee is already inside the $300. You won't see it on a second invoice.

Plan check flags something that was a modeling mistake on our end? $0. Corrected and re-issued, no questions.

§ 03.3 · OUT OF SCOPE
Honesty about the edges of the practice saves everyone a week of misunderstanding.
Anything over a fourplex falls into Title 24 nonresidential / high-rise rules and a different consultant track.
Pool and spa compliance is its own documentation package, handled by specialists.
Offices, retail, industrial. This practice is residential (low-rise) only.
Framing, lateral, MEP engineering. Not in scope. Title 24 only.
BoK Design produces the compliance documents. A third-party HERS / ECC rater verifies them on site, and that's a separate contract with the rater.
§ 03.4 · EDITORIAL
FROM THE DRAFTING TABLE
Title 24 is regulated, finite work. A report for a 1,200-sq-ft ADU and a report for a 3,800-sq-ft custom new-build take roughly the same amount of software time and the same amount of thinking. Billing hourly just forces me to pretend otherwise.
Flat fee means I sit at the drafting table and solve your compliance problem. You know what it costs before you send a single PDF. If I model it twice because I made a mistake, it still costs $300. If you change the window schedule mid-project, it costs $100 more. Not some invented multiple.
